Highland Lakes Part Two: Lake Travis
The next westernmost lake from Lake Austin is Lake Travis. Created when the Mansfield Dam was finished in 1941, Lake Travis has the most notoriety in the greater Austin area as a recreational destination spot. Lake Travis is a spot for beautiful restaurants and campsites, popular for marinas and watercraft, and waterfront homes are consistently in demand.

Lake Travis has risen even more since our update yesterday; it is now at 645 feet and still rising. You can see up-to-the-minute conditions here.

Lake Travis Levels Rising
As a result of the heavy rains last week in the Austin area, the Lake Travis levels have risen six feet. Currently, the lake’s level is just over 642 feet, with more rain already coming today.
It is still, however, 24 feet lower than average, and 39 feet lower than completely full. “El Nino should bring us more rain between now and the spring,” says LCRA Supervisor David Walker, “we’d need ten more floods like this one to do the trick.” The National Oceanic and Atmospheric Administration’s 2009 Winter Outlook and Climate Predictions expect El Nino to dominate weather patterns, bringing a cooler winter and above average precipitation for Texas, by an increase of 40%.
Steiner Shines
The master planned community of Steiner Ranch is exceeding expectations, according to developers and agents, because of its great amenities and the strong reputation of local schools, Texas A&M’s Real Estate Center and the Austin Business Journal report.
In 2009, even with the economic downturn, 143 homes were sold in Steiner Ranch at the end of August. Compared to 164 homes by that time in 2008, just a 13% drop. Compared to the 35% drop the Central Texas area saw, particularly early in 2009, the Steiner Ranch development is going faster than planned. The median sale price for a home in Steiner reached $350,000 this year, also a significantly stronger performance than the rest of the area.
Currently in development for Steiner Ranch is Longhorn Village, a retirement community with assisted living services aiming to give University of Texas alumni a chance to reconnect with the University life.

Types of Luxury Homes in Austin, Texas
HGTV’s feature, “A Wealth of Luxury Property Options,” lists different types of luxury properties that buyers have to choose from, with options they may not be familiar with. Many of these options – perhaps more than you’d think – are found in Austin, in central Texas.
Number one is the Equestrian Estate. While these homes are very often lavish, the biggest appeal can be the horse amenities, including stalls, riding arenas and trails, training facilities, water, and open fields for grazing. Texas Hill Country has some of the best rolling hills for horses to roam, and open country for riding. Rancho Estacia, Gabriel’s Horn, and the Dream Horse Property are all fantastic estate homes with great horse features as well. The Polo Club Stables property is another premier equestrian showplace.

As the article points out, many people drive hundreds of miles just to spend a weekend on the beautiful clear, aquamarine colored waters of Lake Travis. “Boating is a big part of (this lifestyle),” says another property owner. “I love to boat, and boating on Lake Travis is great. The first thing I did was buy a boat — before I got (my) condo.”
It’s all about lake views and lake access, as they say.
Even more, a property purchased on Lake Travis is a sound long term investment. With this lake’s uniqueness to the area, there’s a constant premium on these properties (even though prices have gone down some in the past couple years). Even when the national economy struggles, the market for waterfront property in the area remains strong, according to the report.
The ideal Lake Travis home has plenty of outdoor living to sit, entertain, enjoy the vista, and perhaps take a dip in your pool. “Your blue heaven,” another Statesman article calls it.
“The view … that’s the hardest thing to give up. We get to watch the regatta, the sailboats out on the water,” says one home seller.
